John Byrd of Glenmont Estates

John, his wife, and his daughter have lived in Glenmont Estates, a ranchette community consisting of approximately 185 five-acre properties, since 1988. He and his wife were both born and raised in Houston and have been married for 37 years with one daughter, three grandchildren, and one great-grandchild. John served 4 years in the USAF, worked 30 years in public safety, and has served on the neighborhood board for the last 10 years.

Additionally, John is an Eagle Scout and loves camping, backpacking, hiking, and canoeing. They now rough it when they travel, camping in their RV. John and his family are members of a local Lutheran church. They enjoy riding their horses, rodeos, traveling, rummaging through resale venues, and spending time with friends and family. John is also a member of Waller Masonic Lodge #808, A F. & A.M.  He says he is fortunate enough to live in one of the best communities, if not the best community, that he has ever come across.  “Each day is a blessing”, he says, “be thankful for those around you!”

Ten years ago in 2012, John volunteered for and was elected to the Glenmont Estates POA (GEPOA) Board of Directors. Once elected, he quickly discovered his community was on the verge of becoming broke with no money to pay the bills. They considered cutting off the few, random streetlights to make it through the end of the year when assessments would arrive. A change was badly needed and after contacting and gathering proposals from numerous management companies, C.I.A. Services was interviewed and selected in 2013 with the best interests of the GEPOA in mind. As of today, the Association is financially sound! 

John has proudly represented the community serving as secretary, vice-president, and now as president since the fall of 2017. During these ten years, so much was accomplished. The Covenants and Restrictions were combined from 5 separate sets into one, all-inclusive document, which took more than 7 years to complete, and it began before John joined the board. They spent just shy of 2 years getting the Covenants and Restrictions distributed, reviewed, approved, and recorded. They also have seen a substantial increase in their neighborhood property values. They have had their street signs updated, speed and stop signs installed, and have added street lights for safety and security.  The community currently has 40 streetlights provided by the Association, not counting the numerous streetlights provided by individual property owners. They now have safety/road-closed barricades located on both sides of their creek crossing on Glenmont Estates and the Montgomery side of Roberts Cemetery.  They have also coordinated with Commissioner Riley’s office for many road and ditch enhancements in the community.  GEPHOA has a dedicated, stable, outstanding, and hardworking team of board members, to which John is appreciative.

John says that it is with great pride that he listed these reflections and accomplishments which have occurred for his neighborhood while being a member of the board.  At the February board meeting, John stepped down from the GEPOA Board of Directors after 10 years.  It was a pleasure to work with John since the beginning of our partnership and we wish him the best!

New Communities

We are very pleased to announce the newest communities partnering with us.

The Westridge Cove Community Association joined us in February and will be managed out of our North Houston office. Westridge Cove is a new development tucked away in Conroe just north of The Woodlands and will consist of 345 homes.   

Also being managed out of the North Houston office is the Community Association of Avondale (a.k.a. Terrace at Cinco). CAA is located off of the Westpark Tollway and is another new Tri Point Homes development.  We began managing CAA in February. The first of the planned 81 homeowners will call Avondale home in the next few months.   

In March, we began managing Stillwater on Lake Houston. out of our North Houston office.  Stillwater is located off of West Lake Houston Parkway. This beautiful gated community has 197 lots with a small park and pool. 

We are delighted to offer our services to all of these new associations.  Please join us in welcoming them to the C.I.A. Services family!

Employee Anniversaries

We love to celebrate special milestones with our employees. In the Employee Corner of each eNews issue, we will list all employees that have reached their first anniversary with our company.  Additionally, once employees reach five years and becomes a stockholder, we recognize them each year on their anniversary month.

Priscilla Aleman will be reaching her 14th anniversary this month! Priscilla is the West office receptionist and is always a friendly face to greet our visitors.  She enjoys spending time with friends, doing activities with her church, and going on mission trips around the world.

Sally Lohrke will be celebrating her 8th anniversary with C.I.A Services! Sally is the fearless Team Leader for the Financial Team at the Bandera office.  From transitioning in new communities to overseeing property and income taxes, it’s impossible to list everything she does.  Sally enjoys game nights with her family and friends and adores her grandson – she also has another grandbaby on the way!

Congratulations to our newest company stockholder.   Rose Housos of our accounting office is celebrating her 5th anniversary! She is a top A/P – A/R clerk with numerous other duties including bank research.  Rose enjoys time with her husband and their friends – they love spending weekends at the coast for some good fishing.  

Jessica Reeves from our Bandera office is celebrating her 1st anniversary this month! She has quickly become the office pro on handling draft billings and dealing with all utility vendors to get issues fixed; among other varied duties.  Jessica and her family enjoy the rodeo and they’ve been long-standing organizers in the Mutton Busting event at the Helotes Cornyval Rodeo and Fair - this will be her 25th year!

Wedding Bells

Congratulations are in order for two of our Houston employees on their recent nuptials.

Melissa Moss (formerly Hallman), Administrative Assistant out of our north office married her love, Chad Moss, in a small ceremony on January 22nd.    

On February 22nd (2/22/22), Tra’Neshia Williams, Community Manager from of our West Houston office, married her longtime love, Randy Douglas.

Associations in Practice

Our Associations in Practice Series is an offering of short videos with very specific topics.  Our newest video is Texas 87th Legislative Session.  The 2021 session of the Texas legislature produced significant changes to the Texas Property Code affecting property owners’ associations. This video explores those changes and provides specific follow-up recommendations. 

Super-Budget Concepts is a great introduction (or refresher) to our Super-budget and a nice refresher or opening to the full webinar offered in our Seminar Series. 
 
In our video, Short Term Rentals, we offer insight into short-term rental properties. We have an expert panel on board discussing everything from what a short-term rental is, to potential problems and possible solutions.
