Cinco Ranch Commercial Association II



The Assessments are calculated based on the square footage of land owned and the size of the commercial building. 

Assessments are due annually on January 1st. The fees pay for a percentage of the landscaping costs of Cinco Ranch Residential Association II, administrative expenses and management services.

Board of Directors
Board of Directors The Association is operated by a five-member Board of Directors. The Board of Directors meets every other month and an Annual Membership meeting is held each year. Notices are mailed to all commercial property owners prior to all membership meetings.

The Board of Directors elects the officers after the annual meeting. The term of all officers is one year. A description of each position is available on the Become a Volunteer page. 

Exterior Modifications
Exterior Modifications All exterior alterations or improvements must be reviewed and approved in advance of construction by the Design Review Committee (DRC). Owners must submit a home improvement application describing the work to be performed. The DRC will review the request and render a decision within 30 business days.  If it is not approved as submitted, the DRC may provide suggestions for making changes so it can be resubmitted for approval.

Services and Utilities


CenterPoint Energy maintains streetlights throughout Cinco Ranch Southwest. If a light is out or blinking, please call CenterPoint at 713-207-2222 or report it online.

You will be asked to provide:

  • a pole number for the non-functioning lights you want to report
  • contact information (in case more information is needed to locate a streetlight)
  • an e-mail address (if you want feedback regarding your repair request)
  • the number of streetlights you would like to report

Water & Sewer
Water & Sewer Water service in the Cinco Ranch Southwest area is managed by Inframark (formerly Severn Trent). 

To establish service or address billing questions, contact Inframark at 281-579-4500.

For non-emergency situations, you can contact the Fort Bend County Sheriff’s Department dispatch at 281-341-4665.
If there is an emergency, residents should call 9-1-1.
