Amenities

Swimming Pool
Swimming Pool The community pool and recreation area are located at 2406 Encino Cedros, San Antonio, TX 78259. The pool is open seven days per week from 9:00 a.m. until 10 p.m. year-round.

Pool access cards are $30.00 each and only two cards are allowed per household. Tenants must have a copy of their lease agreement on file to receive access cards. Please contact C.I.A. Services for more information at 210-490-0000 or customercareSA@ciaservices.com.

Association

Board of Directors
Board of Directors The Association is operated by a 5 member Board of Directors who volunteer their time for the benefit of the community. 

The Board members are elected by the membership at the annual meeting. The terms for all positions are 2 years. The Annual Meeting is held in January of each year. If a director is unable to complete their full term, the Board will appoint someone to fill that seat until that term expires.

The Board of Directors elects the officers after the annual meeting. The term of all officers is staggered. A description of each position is available on the Become a Volunteer page. 

The Board of Directors meets quarterly. The meeting agenda is posted at least 72 hours prior to the meeting. 

All meetings are open to residents. If there is a specific topic you would like placed on the agenda, please contact your community representative at least ten days in advance.

Exterior Modifications
Exterior Modifications All exterior alterations or improvements to property in Encino Mesa must be reviewed and approved in advance of construction by the Architectural Control Committee (ACC). Residents must submit a home improvement application describing the work to be performed. The ACC will review the request and render a decision within 30 days. If it is not approved as submitted, the ACC may provide suggestions for making changes so it can be resubmitted for approval.   

To complete your application, click on Ask. Request. Submit. There you will enter all of the information needed in order for the committee to make an informed decision. Any applications dealing with the exterior appearance of the house (such as painting or roofing) must be accompanied with project details or the application might be disapproved for lack of information. Also include a plat map or survey of the property that indicates the project in conjunction with the property lines and easements when applicable.

Assessments
Assessments

The Assessments for 2024 are set at $524.00 or $131.00 per quarter. which is a 7% increase over 2023.
 
Assessment Due Date
Assessments are billed quarterly and are due on:
  • January 1
  • April 1
  • July 1
  • October 1,
Assessments become delinquent 60 days after the due date (February 28, May 31, August 31, and November 30).    
 
Collections Policy:  Finance charges are applied on the last day of each month based on the assessment balance.  On March 1st, a $40 late fee will be applied to unpaid accounts.  On April 15th, a $60 late fee will be applied.  In June, an attorney will file a Notice of Lien in the county public records which will affect credit scores.  In July, the Board will consider sending accounts to the Association’s attorney for collection.  All reasonable costs and legal fees will be charged back to the account. This repeats for each quarter that becomes delinquent.

Lost Pet Flyers
Lost Pet Flyers Losing a pet is traumatic, and quickly posting flyers is effective. Here are a few tips for what information you should and should NOT include on a flyer, for your own safety. Please remove flyers as soon as you’ve located your pet. 

DO NOT include your name, your address, or a specific reward amount on your flyer! The type of people that you hope will call are animal lovers who don’t care about the money and not folks looking to make a quick buck. Whenever you go to claim your pet, be sure to take someone with you, and do not pay any reward until you actually have your pet back. If someone asks you to wire money because he or she found your pet but is now in a different city, DO NOT BELIEVE IT, as this is a common scam.

Streetlight Repair Requests
Streetlight Repair Requests CPS Energy provides and maintains streetlights throughout the Greater San Antonio area. To report a light that is no longer working, use the online streetlight repair request form or call 210-353-2222.

Trash Service
Trash Service Trash and other disposal services are provided by the City of San Antonio, Solid Waste Management Department. City-provided containers must be used. The cost is billed through the resident’s water bill. The cost varies based on the size of the container requested by the resident. For questions or concerns, call 210-207-6428 or 210-207-6000 or visit their very useful website.

  • Trash - Brown cans - THURSDAY pick-up day.
  • Recyclables - Blue cans - TUESDAY pick-up day.
  • Organics - Green cans - TUESDAY pick-up day.

Brush pick-up occurs twice per year and the next brush pick-up is scheduled for December 11, 2023.

Bulky item pick-up occurs twice per year and the next bulky item pick-up is scheduled for October 2, 2023.

Hazardous household waste may be dropped off at one of the City’s HHW Drop-Off Centers. Go to the city’s website for location and hours of operation.
