Why are we conducting this election?

MEETING ANNOUNCEMENT. A Special Meeting of the members of The S. A. Pembroke Village Homeowners’ Association, Inc. will be held on Thursday, October 15, 2026, at 7:00 p.m. at the Community Pocket Park, located at the end of Pembroke Lane. The meeting will be held after the annual meeting. The purpose of this meeting is to vote on the Declaration of Restrictive Covenants and Conditions amendment below.

VOTE.  The purpose of this meeting is to vote on the attached Amendment to Declaration of Restrictive Covenants and Conditions (DRCC) amendment. According to ARTICLE XXXII:  

This Declaration may be amended by written instrument executed by the owners of seventy-five percent (75%) or more of the Lots, provide that no amendment prior to January 1, 2001, shall be effective until approved and executed by Declarant and filed of record in the Official Public Records of Real Property of Bexar County, Texas.  

A summary of this amendment to Article XXXIX is below.  

The Amendment to the Declaration of Restrictive Covenants and Conditions of S. A. Pembroke Village Homeowners’ Association, Inc., that amends Article XXXIX regarding short-term leasing, clarifies the requirements to lease a property in S. A. Pembroke Village Homeowners’ Association, Inc., including the term of lease, required paperwork, and occupant requirements. The full amendment is included in this mailout for your review.  

Vote For the Amendment to APPROVE the proposed change to the Declaration of Restrictive Covenants and Conditions.  

Vote Against the Amendment to NOT APPROVE the proposed change to the Declaration of Restrictive Covenants and Conditions.

VALIDATION. You must enter the 6-digit PIN from the written meeting announcement to validate your vote. Votes without a PIN or with an incorrect PIN will not be counted.
